BACKGROUND

After the demolition of the Ponsmere hotel in Perranporth, Cornwall, a new development was erected to take its place. The Dunes, a highly sought-after collection of 36 luxury beachfront properties, features unobstructed views to the Atlantic Ocean and is set amongst three miles of golden sands.

A roofing system for the development was required, able to withstand the difficult coastal conditions and guarantee a long-lasting solution. The project also required waterproofing across a combination of different balconies with complex details. Both the roof and balconies had to be completed to a high standard, while also matching the luxury aesthetic of the build. 

SIKA SOLUTION

Progressive Systems was tasked with carrying out the installation. A leading contractor of roofing systems in the south west, their expertise led them to suggest Sika Sarnafil’s membrane to the architect, to ensure a high-quality and cost-effective finish. Progressive Systems worked closely with Sika Sarnafil and main contractor Acorn Blue to deliver a roofing system robust enough to endure the demanding weather, with a look to equal the prestigious coastal location.

The product of choice was Sarnafil’s S327 18 EL Lead Grey single-ply membrane. Wind uplift calculations were provided by Sika's roofing technical team, which suggested the product be mechanically fixed to ensure the roof was able to resist the formidable weather, along with Sika Air and Vapour Control Layer (AVCL) and Sikatherm insulation in order to deliver a complete watertight solution. Sikaroof Decor Profiles were also used on steeper pitched roofs and beach houses, in order to mimic a standing seam roof.  

The Dunes, Sika Roofing Project

Having regularly used Sika Sarnafil single ply membranes, Progressive Systems was confident both in the product and the follow up support. Involved from an early design stage, they also recommended a Sika Liquid Plastics waterproofing system to use on the terraces and balconies.

The Sikalastic installation was handled by Western Flat Roofing, one of Sika Liquid Plastic’s quality assured contractors. The chosen product was Sikalastic 625n grey (PU), cold applied system with self-adhesive to the timber-based terraces on a tapered insulation scheme, creating a seamless and durable waterproof solution.  

The installation of Sikalastic 625n with tapered insulation was a particularly difficult element of the build. On some penthouse apartments, three-ton hot tubs were installed on narrow balconies, where upstand heights could not be compromised. Because of this, the insulation scheme had to be designed to allow water flow around the fixed structure, comply with the correct U-value and withstand the weight. But, with support from Sika’s technical team and applications department, together a solution was achieved.

The skilled workmanship and clever design saw the project secure a 20-year guarantee, which covered all Sika Sarnafil and Sika Liquid Plastics products used in the installation.
