Roof Refurbishment and Repair
Many factors that influence the condition and performance of a roof can be assessed before visible issues arise. If left unaddressed, these factors may contribute to deterioration over time.
Common Causes of Roof Issues
Design Considerations
Inadequate calculations for wind uplift or condensation risk, insufficient falls leading to ponding, and lack of movement accommodation can affect roof performance.
Installation Factors
Errors during installation may impact waterproofing continuity and long-term reliability.
Maintenance Requirements
Routine maintenance—such as clearing drainage outlets—is essential. Neglect may lead to water accumulation and thermal cycling effects, which can impact the waterproofing layer.
Sika’s Refurbishment Assessment Process
Sika can provide a roof condition report to assess areas where water ingress may be present. This report helps determine whether a full refurbishment or partial repair is appropriate, based on the condition of the existing waterproofing system.Using moisture mapping equipment (e.g., Tramex), our technical team can evaluate the roof and recommend one of the following approaches:
- Overlay of the existing roof
- Partial strip and repair
- Full strip and replacement
All recommendations are based on the findings of the condition report and aligned with project-specific requirements. Supporting technical documentation is available for each roofing system and detailing approach.
Flat Roof Systems for Refurbishment Projects
Single-Ply Membranes
Single-ply membranes are commonly specified for refurbishment projects where weight and load-bearing considerations are important. These systems offer a low-profile solution and may contribute to reduced installation time depending on site conditions.
Liquid-Applied Membranes
Liquid-applied systems may be suitable for refurbishment projects that require continued building occupancy during works. Cold-applied application methods and low-odour formulations can help reduce disruption. Refer to product datasheets for curing times and application conditions.
Bituminous Membranes
Bituminous systems have a long history of use in roofing applications. Some products offer flexibility in lower temperatures and are available with performance data for tensile strength, fire classification, and weather resistance. Please consult the relevant product documentation for details.
