Sylvania is a prestigious new development, presently being constructed overlooking St Aubin’s Bay in Jersey. It is being built on the site of the old Sylvania guest house, and is designed by Axis Mason architects for Mevanna Developments. The development will consist of seven luxury two and three bedroom apartments, offering beach side views across St Aubins Bay, all with secure underground parking.

Project Requirements

Because of its close proximity to a tidal sea area, it was essential to provide a watertight solution to protect the underground parking area from water ingress.

Sika Solutions

The Sika® Watertight Concrete system was specified by Mitchell Building Contractors to protect the basement car park and all below ground areas at Sylvania. Ronez supplied 450 cubic metres to the project.

This guaranteed system is BBA certified and has a successful track record going back 50 years. The Sika admixtures within the concrete mix work firstly by reducing the water cement ratio, producing a highly workable concrete that aids placement and compaction, and secondly, by blocking the remaining capillary pores, thus preventing water from penetrating through the concrete.

To complete the system, construction joints were sealed with the SikaSwell® jointing system, which consists of joint sealing profiles that expand on contact with water to seal any voids between adjoining concrete slabs. Whether for basement parking areas or habitable environments, below ground structures are increasingly becoming the choice option for today’s sustainable design requirements.
