This standard, or code of practice for protection of structures against water from the ground, has not been revised since 2009.
It is often very difficult to remediate a poor waterproofing strategy or defects in installation. It can result in large costs associated with repair, and in some cases, re-fitting of finishes in a below ground environment. It is vital to get the waterproofing strategy measures correct at the outset for basement projects of all sizes. A risk-based approach should be taken with consideration of project specific and site characteristics, alongside the intended basement use and client expectations.
It was recognised that developments in waterproofing technologies and updates to other industry standards meant that the BS8102:2009 required revisions and the committee took the opportunity to make significant changes. The new 2022 standard is now 30% bigger. There have now been some significant changes to the standard which the industry needs to be aware of when designing and constructing basement waterproof systems to protect against surface floodwater, groundwater, and potentially ground gases and other sources of site contamination. These measures should be considered at the earliest stages of planning and design.

Top line changes to the Standard
- As an overview, the BS8102:2022 now gives clear guidance on identifying who has overall design responsibility for the waterproofing strategy and also advises on how to appoint a waterproofing specialist to be part of the design team to help guide and influence design.
- There is an increased focus on the plan and phase of waterproofing works throughout construction. Contractors have an increased responsibility for ensuring waterproofing works are phased correctly with any defects identified and remediated at the earliest stage possible.
- A large section of the updated standard is dedicated to focusing on the refurbishment of existing structures with remediation strategies described in more depth.
- Podium decks are now recognised within BS8102, and guidance is offered on best practice for waterproofing these areas.
- A new grading system has also been developed, with grade 1a and 1b, grade 2 and grade 3 now to be used to describe the desired internal environment
