Reigate & Banstead Borough Council is transforming Marketfield Way, Redhill, with a brand-new leisure, retail and residential development. The 0.59-hectare site will turn the western side of Marketfield Way into a vibrant destination for both property seekers and visitors to the local area. It is made up of the Council’s former Marketfield Way surface car park and a group of retail and commercial buildings fronting 18-44 High Street.

Features of the scheme include:

  •     A new multi-screen cinema hosting 7 screens
  •     11 new units for restaurants and shops on the ground and first floors
  •     150 new one- and two-bedroom homes to be privately rented within buildings up to thirteen storeys in height
  •     Landscaping and public space improvements including a ‘galleria’ pedestrian route through the site flanked by shops and restaurants.
     

The waterproofing and gas proofing of the new mixed use scheme basement area and ground floor was a crucial element of phase 2 of the project. Reigate and Banstead Council therefore called upon contractor Vinci Construction to undertake the waterproofing works, utilising Sika’s solution provided through subcontractor Oliver Connell & Son Ltd.

Project Requirements

Reigate and Barnstead Council required a full waterproofing solution for the basement and ground floor areas of the new Marketfield Way scheme which would meet Premier Guarantee requirements and would be straight forward to implement.

The works needed to be planned to ensure there would be no significant time delays for the project and could be completed within the allocated budget.

In total, the size of the area to waterproof was approx. 4000m2.

Sika Solutions

Sika’s waterproofing products were specified by contractor, Vinci Construction, as the company could offer a complete package of two systems for basement and ground floor water and gas proofing protection.

A mix of gas protection to CS2 classification under BS8485, and Grade 2 and 3 (BS8102:2009) waterproof protection areas, were catered for by the use of just two systems. This was done through the Sika® Watertight Concrete System, and SikaProof® Waterproofing and Gas Fully Bonded Membrane system.

SikaProof® is certified for radon, methane and CO2 protection under its current BBA certificate. SikaSwell® hydrophilic jointing system was used for all construction joints to ensure they were fully sealed.

Sikalastic® 8800 spray applied polyurea membrane system was adopted for significant podium areas requiring protection which, given the type of application it presents, allowed for a fast turnaround in time on site. This was required by the specialist waterproofing applicator as it meant areas could be returned to service for follow on trades in a very short space of time.
